Built for the way you actually live.

Most renovations fail long before the first wall comes down: vague scope, loose pricing, and nobody accountable for the schedule. We run projects the way federal contracts are run, with a written scope, a fixed price and a named person responsible for every line.

The result is a home that looks like the pictures, finishes when we said it would and costs what we agreed.

What we do

Three ways we work.

01

Whole-home renovation

Gut renovations and full-floor remodels that rework the plan, not just the finishes. Structural changes, new mechanicals and historic-district approvals handled in house.

02

Additions & custom builds

Rear and second-story additions, pop-tops and ground-up custom homes on infill lots. Designed to pass Alexandria zoning and BAR review the first time.

03

Kitchens & baths

The two rooms that decide how a house feels. Custom cabinetry, natural stone, curbless showers and the plumbing and electrical to make them last.

How it works

A contracting officer's process, applied to your home.

  1. 1

    Walkthrough

We meet at the house, listen, measure and tell you honestly what the budget can and can't do.

  2. 2

    Written scope & fixed price

Line-item scope, allowances spelled out, schedule attached. You sign knowing exactly what you're buying.

  3. 3

    Permits & approvals

City of Alexandria permits, Board of Architectural Review and HOA submissions, handled by us.

  4. 4

    Build

Vetted, licensed trades on a published schedule. Weekly updates with photos. Inspections passed before any draw is paid.

  5. 5

    Handover

Punch list closed, lien waivers in hand, warranty in writing. Then we leave you alone to enjoy it.

About

Run by an owner who used to award the contracts.

The Big 3 Construction is led by Pedro Rubio, a former federal Contracting Officer who spent years holding contractors to their word on behalf of the government. He brings the same discipline to residential work: clear scope, competitive trade bids, documented inspections and no payment until the work is right.

We're based in Alexandria and build here on purpose. We know the city's permitting office, its historic districts and the quirks of its 1920s rowhouses and 1950s colonials.

  • Virginia Class A contractor, license [LICENSE NUMBER]
  • General liability and workers' compensation insured
  • Every trade re-verified on DPOR before hire
